How to apply

The best way to apply for a wide range of planning applications is online through the government's Planning Portal website where you can complete the relevant form, attach your documents and submit your payment.

Some application types cannot be submitted online, however you can download a PDF form via the Planning Portal which you can print out, complete and submit by post.

What to submit

A detailed list of what is required for a valid application can be found in our list of validation requirements which includes standards for online applications. We will not be able to process your application unless the required information has been provided. 

Personal and sensitive data

New applications including forms, plans and supplementary documents are published in full on this website. Please indicate if your application contains personal or sensitive information that you do not wish to be made public and we will consider your request. The applicant’s name and address forms part of the Statutory Planning Register and must appear on the website. We will make every effort to remove personal details such as telephone numbers, email addresses and signatures prior to applications being published. 

What it costs

This will depend on the type and scale of the development. You can calculate the fee yourself by using the Planning Portal fee calculator or you can download their guide to planning fees. 

Where applications are calculated on floor space this is based on external measurements.

Making payment

VAT is not payable on fees for planning applications because they can only be issued by Government.

Planning Portal applications

If your application is submitted through the Planning Portal payment must be made directly with the Portal. We cannot take direct payments for Planning Portal applications. Only where an incorrect amount has been paid and an additional payment is required will we take direct payment for the outstanding amount. Please contact us on 01293 438512.

The Planning Portal have a service charge of £53.33 +VAT for any application which attracts a planning application fee of £60 and over.

Applications will only be released to us once the Planning Portal have received payment through their service.

Community Infrastructure Levy (CIL)

If your proposal includes either the creation of new dwellings (including via change of use) or the creation of 100 square metres of more of new build floor space, your proposal may be subject to requirements regarding the Community Infrastructure Levy.

Applications for planning permission which meet one or both of these criteria should therefore be accompanied by a CIL Additional Information form and Assumption of Liability form.  Further information and other CIL forms are available on the Council's Community Infrastructure Levy web page.
